How a Forgenpanda valuation is built

A valuation from Forgenpanda is a written analytical report, not a quick estimate over the phone. The process starts with a physical site inspection: we record the plot dimensions from the title deed, verify against the physical boundaries on site, note the construction standard, age, and condition of any structures, confirm service connections (water, electricity, sewerage), and photograph all key features. We then identify six or more comparable properties that have transacted in the same sub-area within the past eighteen months, adjust for differences in size, proximity to the beach, access road quality, and structural specification, and derive a market value range. The final report states the assessed value, the comparable evidence used, the adjustment rationale, and the limitations of the assessment. Turnaround is seven working days from the site inspection date.

What the valuation report does not include

Our valuation report is a market assessment, not a structural survey or a legal title opinion. We do not test electrical installations, plumbing systems, or soil bearing capacity. We identify visible defects but do not quantify remediation costs. If the title situation is complex — caution entries, court orders, or disputed boundaries — we will flag the issue and recommend you instruct a licensed surveyor and conveyancing advocate independently. Valuation results are valid at the date of inspection; market conditions on the Kenyan coast can shift meaningfully over six to twelve months, particularly in response to infrastructure changes or foreign exchange movements.
